I would use that to my advantage and tell the seller it will cost me $X and several months of effort to bring the value up to that amount and of course there needs to be a premium for my effort.

During prime summer months when we can get premium rents we will give them less leeway.It is all about getting the most dollars you can, I used to work in class A buildings downtown and the owners loved late payments as an additional source of income since they knew they would get paid in the end, meanwhile in low income properties evictions happened much quicker as the chances of collection was less.

@Sydney Rae-    explore using a  conventional loan  verrus the  FHA loan if buying a  SFR ...if  buying a  2plex - FHA is likely best best but  be aware the  FHA loan  has an upfront  extra  fee  called a  upfront mtg ins premium  PLUS  FHA has  higher than conv  monthly mortgage insurance that is permanent and that cant be  removed  from the loan ( unless you refinance)  ....closing in LLC  name likely not  possible with a FHA loan either
