Hello Everyone, What is the standard practice for applying (or not) both of the following in the first month of a new tenant placement: 1) the monthly property management fee; and 2) the leasing fee (1/2 of the monthly rate)?

And maybe I do it for a flat fee but you only pay me after the first year.. ( I don't need the money now LOL) how would that rock the industry :) And if your unhappy don't pay me and maybe I charge a flat fee of 2500 or so.. .not the 5 to 10k these guys add on top for marketing fees.anyway just spouting off this morning... clouds are lifting I think I will go practice some ILS and GPS approach's and forget about real estate today.... :)
