I’m thinking a lot of it is due to demand from South Americans from Venezuela etc looking to get their money out .I haven’t bought property in South FL but have bought several in Jacksonville , Florida.Do you plan to continue focusing on the liberty city area in Miami or looking at opportunities in South FL in general ?

@Ervens Oge I suggest focusing on the current value not the ARV.

I obviously have long term goals but for now, my main focus is building my company and finding serious buyer's.

My last post about military rentals focused on the 1% of Americans who always have a job, not matter what the market conditions were.

My focus is buy and hold but I will do other deals when they present themselves.

Social media is a powerful tool for real estate.

I have some health issues flaring up this week that make me unable to reliably sit and focus so I would be afraid to waste your time right now (I started writing this message yesterday for example and suddenly had to go lay down before I could finish).I would love to take you up on that though once my health stuff hopefully settles down again.The quote about the quitclaim deed was a website where the county lists the properties for sale, not actually on the Ada county website (I don't think I ever saw the word "quitclaim" on the Ada County site) - but I did find on the Canyon County (right next door to Ada county, I actually live in Canyon):"For each property sold, the County will transfer its interest by quitclaim deed without warranty or representation."  

Here is where I am a little confused:Does everyone over the age of 18 needs a background and credit check or should I only focus on the mother?

Many are investment focused as well.
