I have began doing some research on the world of real estate investing and i can say i am intrigued. i come here today to get some feedback on starter tips and hopefully to meet some people in my area to make connections with. any and every type of feedback would be great, thank you.

Just wanted to jot down a few things.I get probably 10 mail pieces a week from various parts of the country on assets we own.. we target the same thing wholesalers do so we get these.I had a few surplus properties so ...

However, it needs to be able to achieve Positive Cash Flow once you move out.  

My thinking with that is my negotiating position would be pretty terrible if the investor was providing money AND risk. 

Funds would be extracted by active consultatoin fees charged by the Canadian entitie(s), and taken out by dividends.Considered a limited partnership for cleaner flow through pruposes, but was told that it is more difficult to get active consultation fees out of it and there is a withholding charge that could take up to a year to get back out to the Canadian entities.Your feedback is appreciated.

Shows a decent area in Trulia but income appears to be in mid 30K annually- refer to justicemaps.org.Duplex has both floors rented currently and is cash flow positive at this time.

The duplex would have positive cash flow once we move out and rent both sides. 

Your right, don’t thin yourself out like a lot of other people do and leverage yourself into a position you could regret.
