I am looking at purchasing a small mobile park with 4 park owned units. 

It is a great place to get to know and network with other investors in addition to learning more about the Arizona market and how to make deals work here.We own 200 units and have a lot of experience with lease options, rentals, single family homes, smallmulti family apartments, and mobile home parks.

I found two mobile homes on a acre and a half of land going for 127k.

We are planning on getting into mobiles for long term rentals in that area because they are everywhere but would like to keep options open for vacation rentals on or near Alligator Point.

I was wondering if anyone has had any experience with the grandfather laws regarding a property that has a mobile home as well as a house.My wife’s father(who was an electrician and handyman) passed away.

Everything can be done online or using a mobile notary. 

I need help in wanting to know how to go after an Rv/Mobile park I came across that is willing to do seller financing.

Does anyone know if mobile homes on leased land (no parcel) and seller-financed would be eligible for installment method reporting since they are (i) personal not real property, (ii) the notes cannot be considered as cash equivalent and are generally not marketable (no established secondary market), (iii) have a high rate of default/repossession and thus may effectively crumble one of the pillars of revenue recognition?
