Don’t know why the OP HATES real estate brokers so much, but ….so be it.  

I have only been listed a week so I am certainly not in panic mode by any means.   

There’s definitely some areas to avoid (QMP among others) so get some boots on the ground and go get out and look yourself too before proceeding.

Next day to get more wood and put around hot tub, build fire and wait...Next day need to clean out the ash so there is room for to lug more firewood over and start a fire and wait...See any potential problems or causes for a bad review?

So many people pass on great deals all of the time because they are scared to fail.
