What I did learn from that is if I wanted to do anything substantial in RE, it was going to come from constantly educating myself on market conditions, making the right connections to interested and capable people, and treating everyone I came across with respect and professionalism.

While national players will be more diversified, geographically and larger numbers, target payoffs should be withing the lease term, but not always possible with regional or national stores.The only tool an individual investor has in considering one store is knowoing the market and if in a small town, the expected growth in the area (which can be zip!).

I have no idea if property management software has that capability.
