I would try to find people who are in the position you want to be, try to provide them some type of value, and ask how they did it. 

You'd be surprised just how many people are living paycheck to paycheck.

People buy or with agents that they trust and/or like.

People do it both ways, it depends on your risk tolerance and how much equity you have to work with.
