@Cara Lonsdale not sure in your area but in my transactions last few years lenders wont allow escrow hold backs.. and yes east coast utls are something that are quite foreign to us West coast agents .Is taken me a few years to get up to speed with the rules of the road out in PA now 100 transactions later I think I kind of have it.. but even so..

@Paul Leason agreed unless its like the top of the pop in PHX ... you never know with those monster homes. back in 04 I bought a mansion from a basketball player NBA that was 3/4 done..in Portland OR>. and our market pretty much peaks at 6 million or so for river front.. we finished it I listed it and sold it first day for 5 million cash..

@Mark Cruse, you say it "hasn't sold fast enough", but it's obvious from the rest of your post that it's not the speed of sale that's at issue, but rather, it's that you won't come down in price.
