Now we have the rental income to look forward to, and we'll use it to continue to acquire properties on our own (also adding funds from jobs, etc.. to speed up the process).Good luck to you. 

Not sure if this is the right way to look at it if my goal is to pull out equity and move onto the next deal with some speed...

BUT have your bail bondsman on speed dial .  

Do you find it beneficial for someone like me who has been having success on my own to partner with someone from a distance that could bring cash and credit to the table and speed up the process, or keep it slow and steady?

I ended up moving halfway to Chrome OS, I use it for many things but still turn to my trusty MacBook for it's speed.

I have intended to put the cash flow excess back into the line so that I can speed up the pay off process.

@Cara Lonsdale  not sure in your area but in my transactions last few years lenders wont allow escrow hold backs.. and yes east coast utls are something that are quite foreign to us West coast agents .Is taken me a few years to get up to speed with the rules of the road out in PA  now 100 transactions later I think I kind of have it.. but even so..

@Paul Leason  agreed  unless its like the top of the pop in PHX ... you never know with those monster homes. back in 04 I bought a mansion from a basketball player NBA  that was 3/4 done..in Portland OR>. and our market pretty much peaks at 6 million or so for river front.. we finished it I listed it and sold it first day for 5 million cash.. 

@Mark Cruse, you say it "hasn't sold fast enough", but it's obvious from the rest of your post that it's not the speed of sale that's at issue, but rather, it's that you won't come down in price.

I'm up to low 600's now, but how do I speed the process up?
