I cash out refied with Trustco as well this past year.

I am excited to join this forum and thank you in advance for reading my question...I currently own an investment property (a condo) in Seattle, which I have rented out for the past 9 years. 

One of the the Old Dawgs REI podcast episodes, then later echoed in the Bigger Pockets podcast this past week, talked about a statement that Simon Sinek has, more or less, developed his entire leadership strategy on, which was "know your 'why?'" 

They have been renting a house for the past 5 years and their current landlord said they have always been on time with their rent and she would rent to them again except they are moving out of town.

I'm a recent college graduate from the University of North Carolina at Chapel Hill (This past May) who has been lucky enough to both graduate with no student debt and secure a job in the Charlotte area. 

BUT my wife's fears are WHAT IF a tenant moves out then I would have 2 mortgages and a HELOC to pay for how did some of you get past this fear?

I've rented hundreds of apts in the Brooklyn market over the past four years.

Based on what I've heard from them during the past several years, it is not the place to invest for reasons others members are posting here and the fact that Bend's economy is somewhat artificial with all the transplants coming in from California.  

--I've never gone through with a conversion like this, but I've explored similar undertakings in the past.
