For 11years they paid rent like clock work, then one day they shut their doors and did not fulfill the rest of their 15 year corporate term. 

At this stage, I hope to have enough experience, and the network to be able to accurately estimate total expenses, allowing me to move towards bigger projects with bigger potential gains.Any advice on ways I can move forward with my goals?

I would want to be paid monthly as if I were just lending money.

Typically, the existing note from seller would have to be paid off through the construction loan. 

I've found a couple very old posts on this but would appreciate feedback from any current Buildium users that use credit cards for expenses.

We are looking for a better way to track rehab expenses. 

The cash flow is good when you actually get the rent and make the expensive repairs to these old buildings but the lack of appreciation really sucks so I’m back to investing in St.
