I finally told her I was going to set it all outside for her to get otherwise others would take what they want and I would take the remaining items to the dumps.

One can tell if the window was hit from the inside or outside generally.

Did not get to see the inside, but outside was grass overgrown, there was a wooden construction as part of the backyard fence (can be seen since it is an end of the street home), and looking inside the window looked empty inside.

As discussed, for the maintenance / repairs, we will do everything we can to take care of the issue ourselves before moving it to an outside vendor where the rate is generally double or triple of what we charge.

Most importantly, outside of a weekly meeting to discuss the property and any current issues they run it seamlessly without the need of my intervention.Second, have a good CPA who knows the area, specializes in real estate and who you can B.S with about real estate during phone calls or meetings. 

There are programs available outside the banks that don't have employment verification of DTI requirements.
