My tips would be to look for a duplex in your area that you can live in one unit and rent out the other.

I am an agent I work specifically with investors in selling off market properties and my firm is about to open our third office in GA in the south Atlanta area.

For the first three options you want something with low volatility that will beat inflation, so TIPS or a money market.
