I've been advised by a local investor to look off market and utilize seller financing as I don't have much capital to work with nor the 2 years of employment records needed for a bank loan.

The owner of each property (you, LLC, trust, IRA, ect.) would have to execute a management contract with the Master LLC, so the Master LLC could legally act on behalf of the property owner(s). 

You will be showing a paper loss on your rentals so you want be paying any taxes off them.

-Have enough room in the back of the lot to add a new duplex (zoned appropriately, etc).
