I think 3 older single wides are included, and one fifth wheel/travel owned by the park, all 4 are rented, and at least ten of the RV spots are rented/full.Price would be $350,000 for everything, and seller wants to owner carry.

That's not a guideline, it's just a product of the math specified in the guidelines.Once your net rental casfhlow is 2.5x your personal housing expense + all consumer debts, you can carry on getting Fannie loans without any other source of income.

One thought is that as you build a track record, you can start to leverage outside capital to earn a portion of those profits as well through carried interest.As an example, say you only contribute 20% of the equity capital to a deal, and have an 80/20 profit split above a certain return threshold for investors.
