With contractors hard to find and materials costs still elevated well above where they were pre-pandemic, BRRRRing is not nearly as safe a bet as it once was, especially not with a ticking clock of a hard money lender.I've noticed on the podcast lately they have started saying things about "Just getting in" and "not trying to find the perfect deal", but just something that "gets you in the game"...

Overall, I thought almost property and shopping center was run-down.Growth in a city is not impressing and I notices that our great government relocated maybe a few hundred thousand Middle Eastern people to the Columbus area.

I have a triplex which, based on our planned maintenance schedule, will have the roof replaced, siding fixed up (siding is already newer), trim paint and new exterior porch/stairs in the spring of 2022.One of the tenants, who also just reached his lease term, gave notice.  

noticed only thing that Zillow does not have is Coordinating Repairs & Maintenance or add handyman details to the platform for effective communications between tenant and local handyman.

Not quite….assuming your refi mtg/trust deed wasn’t recorded, that just means there is no “notice to the world” that there is a loan and mortgage.

When issuing notice that one of the tenants needs to move out, what is the best way to do that?

That's probably why they create all these self-help tools so we don't have to call them :) Hahah yeah....Have you noticed a lot of the big corporate monsters are making it nearly impossible to find even a contact phone #...?

I think these are realistic numbers: neither a fantastic property nor a terrible one (and notice I've set the manager's fee at the top of the usual range).

Unfortunately, I noticed a few lease violations, including nailing/drilling into the garage ceiling joists.

I have also noticed one of the houses that are beside mine has rented out the whole 9 years that I have lived here and they always have a tenant.I just wanted to see if I could get some advice on my next steps and how I should go about getting started in rental property investing.
