Lots of investors, especially out of state investors, buy here because of the siren song of high returns only to never actually see those returns because of non-paying tenants, continuous repairs and vacancies.

But when I went to my attorney (in Buffalo) wanting to do a rent-to-own, he says he doesn't like them because they aren't enforceable and you can't just evict the non-paying tenant and that it basically ends up being a foreclosure.

I required the inspections prior to signing anything and he agreed sure enough there was termite damage but no live infestation it was from a prior treatment.

but if for some reason you had a hiccup or loan got called and the seller is now getting letters that their credit is getting trashed from non payment that's when you will have issues.. generally they lawyer up you get a bunch of nasty grams etc..
