The bad news (for the developer) is that all of the entitlement work (annexation, zoning, land use, density) runs with the land and belongs to and benefits the property and its owner.If you have developer clients that really believe that price is not an issue you have indeed found a group of rare birds.

I even do a Google search sometimes to see if a news article or something pops up.I don't dig this deep on everyone but it's something I reserve for the applicants that seem questionable or if I have a gut feeling they're hiding something.
