hello...I am looking for answers for questions that a experienced landlord might be seasoned with.If I own a primary house that i have owned since2011, no mtg, this willed thru a trust, want to rent it out for say 5 years...can I move back into at that time and just live there till death without any capital gain issues.i own 2 rentals at this point,luckily I have not had any tenant problems.

I will try to avoid an eviction, but my local real estate club did mock evictions with seasoned attorneys who do evictions for a living and I know a good attorney....so I am somewhat familiar and prepared.

I've heard that you can use your property's income as "income" to get a loan but there is a seasoning period where you have to have that rental income coming in for a year or so before the bank will count it as income.
