There are tenants currently residing in both units, and while there are no repairs needed at this time, it is an older property.

However, I'm seeing SO MANY properties that are zoned as Single Family, yet they have 2 units - either a MIL suite or just an addition that's been built.

Hey Jesse, with 1-4 units, it is the industry standard to value the property based off the sales comp approach, however, you can qualify the property with booking history or AirDNA with a DSCR lender that specializes in short term rentals.

I have 12 units and have been using Zillow for applications and screening, and everything was going OK until recently.

Interest rates are a challenge these days, so purchasing a 4-plex and occupying one unit, at least for a while, would be a good strategy.I have a few options in Wyoming that could be of interest.

VA is great for the 100% financing which covers 2-4 units as well and those can be rented in addition to rooms in a primary.Just make sure you shop around for quotes (without letting multiple lenders pull credit). 

Typically single family / small MF (2-4 units) will have higher appreciation.

Long-term rents for this unit should be approximately $5,500/month.
