From what you've written, it sounds like you added these terms but the owner didn't actually agree to them in writing, which means you don't have any agreement.I agree with @Doug Utberg that your only method of enforcement would be to sue the owner.

EPDM is long lasting, easy to install but comes in Black and white option only whereas GAF self-adhesive Modified Bitumen option has more elegant and attractive way as it comes in different colours. in terms of durability i would prefer EPDM method.

But filing form 3115-change in depreciation method, allows you to claim depreciation, and different methods of depreciation (like accelerated,double-declining balance, etc.), that you missed, without amending previous year's returns.

The only other option I could find was Registered Letter, which costs about $25 per letter... 2 tenants would have to get letters... and then I would have to also send the deposit back after the waiting period, so that is 3 Registered Letters if I use that method, which would cost about $75 total.
