If not, I'd happily go back to my previous, traditionally-rigid mentality of paying the "usual" 20% since I have it lolAnyway, that's my current line of thinking.

Also houses without garages was a new concept for me as well.My new build in Charleston I did not build a garage ( its an Extra) and it sold in a week with no mention.. in our market here in PDX you must have covered off street parking :)I do believe Atlanta because of what the hedges did and the heard mentality has basically topped out... price's are back or close to pre crash in many areas..

This is 2021, government programs are bloated and the mentality is everybody needs the government to help them out, you show me somebody who has been kicked out permanently from section 8 and I'll reconsider, but I just don't see it.

The value offered is very hard to quantify and too easy to fudge.Also, in my experience, the biggest obstacles to success are rarely technical; rather, they are nearly always about your mental state, habits, and beliefs.

Especially if you're using a leasing agent, it may not be financially ideal, but if you really don't see it moving in the right direction, it's worth the mental relief. 

So I want to mentally prepare myself for this tax year 2021 and beyond on whether filing these state returns is really necessary all the time when I have a paper loss, or only when paper losses are high.

I do say in general, on average, the mentality of a personnel who work in the military is very different than the entrepreneur spirit required to be a successful business man in the civilian world.
