Also, if you're mostly working in a relatively small area, get all the sold data done the last 3 to 6 months.

@Guy Gimenez you are right about there not being any privacy in a public place but as I mentioned above to Caleb by placing more of these devices around it definitely adds to the overall amount of collected data for a specific place.

I know you're not seriously looking at this deal, so of course you didn't waste your time collecting all the data - I wouldn't have either - but it's all that data that will make or break a deal like this, especially for a prop that will likely have cyclical income -  a vacation home is very sensitive to economic conditions, which makes them inherently more risky.

Based on the data you have shared, and your answers so far,  the question you could ask yourself is:How can you fast track saving $20-30k?

I've used Census Bureau, CBRE, and city-data; but I'm always trying to get ideas from other investors as to what they like to use for their research. 

Is there a good data source on rents and vacancy rates through the 2007 crash?

here in the Pittsburgh market we manage about 700 units in all price ranges so we have some really good data.
