Show me one successful person in business, sports, medicine who starts something expecting to fail.

Some people will freak out regarding workmen inside the home, some will less than freakout, none will lbe happy.To ease the pain a bit, maybe offer $200 off the rent for each month where workers are inside the house, or pounding on siding.Workers indie the house unsupervised by the property manager may bring claims of theft of expensive things (true or not).So being inside with inside workers 100% of the time might be a smart move.Just my 2 cents.

A well established full house management will do at least the following: guest communication, house inspections to check cleaning and that nothing is missing, claim support IF there are issues, guest screening and “party prevention”, restocking of supplies, coordination for maintenance, safety and security of the house, work with you on city regulations, dynamic pricing, manage the listing online, cleaning management, monthly reports there is a lot ... but there are great STR management companies out there providing a ton of value.

It's not much leverage, but if things get sticky you could threaten a complaint to the local MLS and to the local Board of Realtors (assuming she's a NAR member), claiming that her slowness in changing the status was unethical. 

The (old) homeowners were shocked when someone showed up at their door to claim their property.

After they move in there will be an endless list of things they claim you said were going to be done and it can be very hard to please them.

I'm wondering if we could do a large home improvement (think pool, guest house, addition) in either early 2024 or late 2025 and claim that as a capital expense with bonus depreciation since the property at that point will technically be an MTR investment property just like our several others.

Can they still claim that they don't have to pay anything because I have an illegal tenant in the basement (even if he is not the cause)?
