In my opinion, commercial offers many more financing options and mechanisms that you can protect your stream of income (i.e. much longer lease terms).I'll shut up now and let someone else chime in.

You might be coming out of pocket for a lot more than you anticipate if you run into any issues with tenants or mechanicals early.

I was not satisfied, with the behavior of the Corporate World, in my sphere of Mechanical Engineering so I made the decision to leave.

So they now they are on the hook for the restoration companies bill and it hasn't been paid yet (I will of course check for mechanic's liens when the time comes).

I am currently in the last phases of closing on a 3 family unit out in Burriville, RI in which I will owner occupy and learn the mechanics of property management. 

I wasn't aware of a mechanism that turns off water or furnace/AC when a leak is detected... that sounds great!

Typical Milwaukee 4plex mechanicals, furnaces and water heaters centrally located in the basement.I would not be doing them myself, those days are behind this fat old Sicilian ... ;-)
