As a property investor or manager, it's crucial to grasp the concept of capital expenditures (CapEx) in multi-family properties.

I have seen they have been pushing RentRedi a lot on the podcasts lately and I fell victim to their marketing tactics and checked them out.They seem to have fairly reasonable plans ($9/month for year plan) and offer a variety of features but I am still confused why someone would pay for property management software when there are so many free alternatives out there. 

you pay them for this oversight / management?

To add to it, not sure about your state, however in Mass, families are a protected class hence we cannot discriminate tenants or applicants based on their family orientation.

Baltimore or Cumberland are probably going to have the lowest entry price but also present management challenges.
