In no particular order: per capita income, crime rate, vacancy rate, average rent, average home price, population growth/decline, school quality.

When I was in high school, we had a career day and "Real Estate Agent" was one of the "classes" I could go to, so I decided to and fell in love with the idea of being a real estate agent.  

Like, would you let kid live there if they were going to school nearby?

my name is David and I'm 17 years old I'm currently attending high school I'm looking to become a real estate agent to support my real estate investing dreams!

I am not yet an attorney, (although I am attending law school), but I am buying probate properties in the five western states.

Luckily, he bought the place from me before the lease ended, and I wanted out of that neighborhood, anyway, (had already sold the other unit I had there) as it was declining rapidly after a school district change.  

Do not get played and let the contractor know you have already been to school and are now teaching the course............ : )I don't know about roofing demands but if this is a high building time of the year there then this is why you are getting the crazy rate quotes. if so you have to find someone good without much business or wait until later in the year when things cool down.

Which school district did it fall in?

Near a high school doesn't really matter with 1 bds as the tenants will be singles or couples.
