I am familiar with the Brrrr strategy however most often times people talk of buying with low or traditional down payment as opposed to buying the property and doing all the rehab with cash.Anyone have some examples of why you would or wouldn't want to do this?

Expense are quite low: $2000 year taxes, $600 insurance, $700 street lights, $3000 vacancy/lost rent, $1000 upgrading UTL & gravel/pavement per year = $7,300/year expenses.

Also by starting fresh with a run down project I will be able to use my Design ability to make Very comfortable, high end feeling apartments for less then most people could pay someone to do a low quality updated apartment with all the weird layout and initial problems.I would love to meet any of you who have suggestions or feed back on the realities of making a business plan like this come to life.
