How do you account for the dimensions - Because my design would call for cabinets of a certain size , is it more an exercise of trying to fit what we find in to the space we have ?

Eventually, I plan to be back in San Antonio full time, and plan on starting a business as a design/ build contractor, saving substantial money on rehabs by performing them with my own company.  

I’m good at designing kitchens, but other than that, I don’t know.

I have a property more inline than some others and it ended up being the one in a floodzone.I believe the floodzone maps are on the FEMA website, they are the ones that designate it. 

Even though the 5th unit is not livable it’s clearly designed to be a living space if repaired so it won’t work.

But the 1031 would be into a passive vehicle designed to be out of sight out of mind and simply produce cash flow. 

Real Estate is complicated; you have to KNOW how it works, what the rules are, what the costs are  -  and a "guy on YouTube" is no different than a "guy in an alley selling designer watches."
