I figure I'll get mayhe 250k from the refi based on 5plex noi and comparables.I'd like to take a loan for the other 350k for example to meet the 10% down payment on a low income building hud loan.Is there an easier way to get into A higher unit commercial building?

No seems like a waste of 6k, Just have your GC walk it, I put a new roof on my 2 very large 40 unit buildings about 5 years ago, never been up there since, why? 

I am interesting in a small (brand new) commercial condo, and when I entered for a viewing the floor had been slightly raised up (I think because of the basement) and there was a long ramp up the side of the room. 

The commission has been 6% for as long as I can remember and I’ve been making up 1/2-1% for years when the listing agent pays a co-broke less than 3%.

I haven't signed up yet, but I really like what I see so far.

If it was municipal water, I would bill the tenant back because the cost would be variable based on usage. 

If I buy a small business that includes real estate, it is possible to assume the existing loan (at a lower rate), and finance the additional amount up to asking on a second position mortgage?
