Further showings allowed only with a written offer that the seller will accept / approved application with first, last & security from tenants.Agent and tenants wear masks and stay at least 6' apart.Buyers and prospective tenants are firmly instructed not to touch anything.Have the tenant/seller leave all lights on and doors/cabinets open to eliminate the need for touching them.Agent wipes down all handles, knobs, etc prior to locking up.Tenants have the upper hand at the moment.

I once called a complaint into "311" the local hotline when someone posted them on every light pole, hundreds on them in the neighborhood, signs on ugly orange colored cardboard.I didn't know I know the guy that hung the signs, and he complained when I saw him that someone squealed on him to the authorities.

The subfloor and wall plates were saturated and rotting.Here is another picture of the end of the hall under ultraviolet light - the glowing spots are intense urine stains:There was not a laminate floor in the place that did not have cupping from animal urine and the vinyl on the lower level had been scratched through to the subfloor in several spots.

I appreciate the replies, including the PMs I received.I think in the back of my mind, I knew it wasn't going to be that easy, but you never know until you ask questions...Beyond just the complexity of the situation, regardless of the risks, the other problem I foresee is that the "predatory" nature that might be construed from this could shine a negative light on my real estate rental business as a whole.
