Hi @Dennis Gallof,If there's nothing in the condo docs, the property manager has no grounds to enforce you not putting a W/D in your unit. 

I currently own a house in East Nashville that cash flows well as a STRP, but Davidson county just passed legislation to phase out all residentially zoned, non-owner occupied STRPs.

Most of these properties have code violations... contact your local code enforcement office and see how you can get a list of these properties or see if it’s available online... these are the best leads hands down!

@Dave Houser you might have better luck seeing if they are willing to let you assume their mortgage, also know as acquiring the property “subject to” the existing financing staying in place.We do a lot of lease options as sellers but we don’t offer any monthly credits because of the Dodd Frank legislation that prohibits us from creating mortgages (or anything that looks like it could be a mortgage) since we are not mortgage brokers. 

Whenever I try the nice guy approach it works most of the time but I enforce it regardless.

You can look through the code enforcement database for Marion County (https://permitsandcases.indy.gov/CitizenAccess/) Just search for enforcement cases in the last 30-60 days.

But I have not heard of any changes in PA legislation to address this.
