I may wave late fee's and also considering waving rents.

The only issue I'm running into so far in San Antonio, TX is late appraisals.

When I would check the status online, this was often late by one or two cycles. 

Lately, they assigned a private banker to me at the local branch.

Since I received the bill late in the year, the payment is also split between 2019 and 2020.

It's certainly not too late to try.

My consultation with a zoning attorney yielded this response:As I mentioned briefly when we spoke yesterday afternoon, the “grandfather” provision in the Knox County zoning ordinance (Section 3.60 “Nonconforming uses”) that the lender appears to be referencing requires a showing that the existing land use was lawful at the time when a prior zoning change occurred (that resulted in the current use being rendered unlawful).

I get the fact that you cannot evict, but does that mean you can’t serve them a late notice either.
