Every deal is different and there are lots of opportunities if you find a great property.With that said, I have done 100% loans to repeat borrowers that find a great deal such as where my loan would cover 100% of his purchase and renovation, and still only be around 50% LTV!

I'm new to BiggerPockets but have been investing in urban Cincinnati real estate for four years with 4 buildings and 18 units renovated. 

You should be looking at more doors, ideally one that needs renovations.

In addition, I've never been involved in any major home renovations and I'm not particularly handy so the the prospect of managing a contractor from afar seems a little daunting.

It means - as soon as the property is renovated, I can cash out, right?

As soon as I traded into a much larger property, I had to hire a PM.
