How do you actually "qualify" those buyers you speak of because I have a property under contract, advertised it on CL last night, and now have multiple buyers asking for the address first thing?

In addition, spoke to all parties involved to try and recall the payment.

But, his team screwed with me throughout the entire process and delayed the job multiple times.

I'm currently in the very early stages of trying to roll an old 401k into an SDIRA and use the $22k worth of funds to get me involved in my first deal.
