The only money they see changing hands is the only money that pertains to them...the $10k to buy their property...and, the buyer hasn't changed...it's still the same LLC.6 - ...and, there is no need for a double closing.

You are right about the screening though, I did do an online screening that looked good but didn't call her boss to confirm annual salary and there was no old landlord info as she lived with a friend who had gone on business.  

For example, I don't have any W2 income from last year because I left it in the business for R&D.I'm providing all of this info beforehand so that interested lenders could perform a quick litmus test to determine whether I may qualify for a HELOC with their company.
