Even if the roof repair is covered by insurance, is it best to avoid it for smaller things to avoid increased insurance premiums?

I too thought about whether he's hiding something but I spoke to the current property manager and he says it's always been a MF property so the chance of underground tanks or soil contamination is quite low, isn't it? 

I have seen an investor pay 8k in closing costs to pull out 20k equity, so he only netted 12k and a $700 a month increase in payment.

I have seen the number increase dramatically before in other situations.

The more offers you make the better your chances.

We even plan on having our wives involved increasing the number even more.

@Jordan Smith I have not personally went through it but I think it is a great way to get started, especially with the recent increases in prices we have had here in Pittsburgh the past few years.
