And if that message was automatically forwarded to some other email account, or downloaded and then opened offline, etc. that would also fail to trigger the open/read.I think you're assuming too much here.

Or you can download a free program, www.homestyler.com (sorry it's not working for me to insert link with shorter title) You can also take your plan down to a Home Depot or Lowes and see if their planner can give you any ideas.
