We install water alarms next to hot water heaters, which often are next to washers/dryers.

And in our ultra hot market listings are not real hard to service or manage, especially with docusign.thats how I would look at it.

Not only is gas plentiful and cheaper, gas HW heaters have a much quicker recovery so you can have a small tank capacity and still get lots of hot water.Another alternative is the tankless water heaters, they are more expensive but save more energy since they only use gas when there is a call for hot water.

I've seen a few recommendations for framing the walls and sheet rocking but I am afraid there might be too much moisture build up with our extreme hot/cold Texas weather.
