Do you have past negative history?

Should I be able to ask for a copy of the tenants' current rental agreement, property expense history, etc.? 

@Liane CochraneI highly recommend you go on masscourts.org and search the all of the tenant's names for non-payment issues.I eliminated several deadbeat applicants for my properties using this site.If there is non payment history, either ask to receive the property vacant or run for the hills..

Have found a STR property in Florida that has a good history on VRBO and AirBnb since late 2015 until now.  

If you're referring to getting a business loan through your LLC to purchase the inventory- I don't think any bank is going to want to do that for you unless your business has a history of income generation and creditworthiness.I say wait the 6 months.

Some more info I've been able to get: One of my friends who has a long history of REI (mostly wholesaling and flipping, but also dealing in on-market stuff) in the area was just telling me that there's a lot of airbnb type stuff in the area, but that it's difficult to net much.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Since the property is vacant I’ll assume there is no operating expense history, so you will have to derive that from similar properties.
