If you create your chart of accounts in an excel list you can basically download your banking in excel format and quickly classify transactions with consistency.From there you can sum each account and quickly run a profit and loss report.I like QuickBooks because as I grow my portfolio I have all the functions I need and I can run year over year reporting.

Buy/hold is slower income build up but it is sustained and grows throughout your lifetime.

These are two main factors in growing the economy.

We are buy and hold so our strategy is different however I think as a city to invest in Lynchburg is great..it is growing and Liberty University is just one of many employers (but it is huge and it is not going anywhere so it is driving massive growth) We look at other areas but we coming back to Lynchburg.

Secondly, I recommend leveraging to grow. 

As long as the market is growing and the seller is willing to sell, and not willing to put more work into renting the place out, I should be able to provide value and earn some money out of this.

I personally think partnering is critical in this industry, if you're looking to grow/scale. 

My plan is to transfer some of the assets into LLCs once the equity grows beyond the $1mil, but that is some years down the road most likely.
