That is why I advise you get a second opinion and from those that have boots on the ground in the Lexington, KY market.

My goal is to flip so I want to learn from the ground up then start to buy multi families for cash flow.

In the meantime, I may try to explore other markets while keeping my ear to the ground for local deals.

That should be grounds enough for the lease to be terminated.

The grounds maintenance would be significantly more expensive than a 100 units property that sits on 3.5 acres. 

It also has about a 3" in elevation sag on the ground floor in one corner. since I don't have a ton of capital (basically enough for 3.5% down and hopefully use seller assist for closing) I was considering using a 203k loan to fund the repairs above to basically get it up to FHA approval standards and then either do the work myself or use non 203k approved contractor for the rest of the renovations over the next 2 years. 

Consider a REIT or partnering with someone on the ground in a local you fancy. 

Prices in Florida are insane because its where people want to be, but there are markets where people have to be that have much better returns, you need a trusted team on the ground that can help you buy, rehab if needed, and manage.

That and having boots on the ground to advise on the areas that meet your criteria.

I'm thinking of building them up off the ground and running utilities out to them.
