Steve, everything you've written here is spot on and exactly mirrors how I've invested in RE for the past decade.

The siding seems very new and the spot that i was able to see the char marks is on a ledger board on the back of the house meaning the house at one time had a deck. so thats a little suspicious to me but could be nothing.  

Not an electrician...but I know a few and have done this sort of thing myself.The comments made prior about non-grounded systems are spot on - if the system wiring is not grounded, your three prong is for looks (and convenience) only.It doesn't make sense that they would not have hooked up the ground if the system was grounded...but then again, people do crap that doesn't make sense all the time.

Then, parking (Montgomery requires 1.5 off street parking spots per unit).Greg

Spot on, hire this accountant if in North Carolina. 

That seems to be the sweet spot for both rentals and first time home buyers or young families.

This enables us to give offers, on the spot or even on the phone.

Right now my part is like $300 a month and in 10 years when that spot is worth some money.
