It would appear that I am wrong if it is floating vinyl- that it should not be placed under the cabinets... though there are many installers that say they install on top and it doesn't become an issue unless there are huge swings in humidity/temp...I am about to lay some down, so we shall see ;)

In addition, your "equity" is not a realized gain until you sell. until the day you sell your equity is only worth the paper that your deed is printed on, as market values could swing at any moment.

The monthly cash flow would not be nearly as high, but it would be a much easier deal to pull off, and like others have mentioned above, if you position yourself right the markest swings won’t hurt you as much, especially if you zero in on the best locations.

A theme I’m noticing is the assessed value of the home can be anything from 40-75% of the listing price, and as the result of a fixed 0.0048 mill rate it can cause a huge swing in Property taxes which often switches a good deal to a bad deal.
