But from what I've learned from the BP webinars/podcasts/forums/books (soo much good content) so far, our biggest gain in starting out is knowing how to analyze the numbers for a good deal!

I've only had to put in about $1,500 in some plumbing, water heater, and HVAC maintenance issues and I gained a tenant paying $750/month with very little effort.

The cash. you take out is taxable but the rest of the gain is sheltered in the 1031.
