Guessing it cannot cash flow, can borrower show net income to make up the gap? 

Could you cash flow on the rents if you decided to use cash as a down payment on the new home with the down payments listed above and renting out instead of selling?

I actually also own in MO (KC side) so there is potential for you to do something great in many parts of the area, and once you reach a level of cash flow that gives you the comfort to come back to the sunny side then you will have setup a nice foundation to do so.

I can definitely tell you there's still a lot of positive cash flowing and 1% rule deals and you get amazing appreciation.
