There are definitely professionals to work with regarding land development.For big projects, there are consulting firms sometimes referred to as an "owners rep".Separate from an owners rep, a land use attorney, an architect or a civil engineer might be a good place to start.In terms of land that doensn't have any zoning restrictions, that is pretty hard to come by.

(Just an FYI: most sophisticated CPA firms (i.e.not turbotax or H&R block) have audit risk software that basically calculates your chances of being audited based on the tax stances you take so another good reason to invest in a good CPA)
