When the comp is obvious, I am done.When it feels sketchy I add trulia or redfin to the mix to cross-reference the numbers.But always manually.Comps make or break the deal.

@Jacqui Casey I have a couple contacts who own in Ocean Lakes and seem to be happy with their investments. 

I know insurance has its place, but i feel more comfortable having a LLC as protection, especially if I’m building to 100 units. 

I also feel the same about residentds.

If you are happy with the deal otherwise, I'd just get an HVAC company over there for an inspection (should be reasonable), explain the situation, and ask them to verify correct installation of the unit, etc.

Many of the older homes that haven't been renovated will not have insulation or HVAC, and will certainly be needed to be comfortable during our really hot summers.We ended up doing a BRRRR (Which we ended up selling due to the hot market a few years ago), and it was almost a complete gut, so I'd be happy to discuss numbers with you.
