So I am going to provide this value add a $0 value but if you confirm it can have a 1 BR/1 Ba added there will be a value add to weigh into the calculations.Also note with the 96.5% LTV there is virtually no equity pay down and you will be paying mortgage insurance.

These build lease back agreements are very favorable to the carriers and the margin is not all that good (unless you luck out and get a 2nd or 3rd carrier).

You can offer to borrow money and pay 10%, but you cannot suggest 10% return for someone investing in the deal with you (equity).

Is not having the ability to make a concession at closing a valid reason to not close the deal (otherwise seller may have negative or zero equity at the agreed price)??

I did managed to get 1 mortgage company to offer me a loan, but they quoted me 6%+ on the loan.So an option i have been thinking to do is just place all 5 properties up for sale, because if i can sell them all i would walk away with around 285k in positive equity based on current market vales on all of them, then 1031 exchange into something local since im not longer in the military.
