I'm pretty sure if you look up Harden or bulletproof your rental you will be able to find this thread, it is full of fairly low cost ways to make your rental better protected form rough tenants.

I have't seen any in person yet in Berlin but did a fair amount of analysis and numbers look phenomenal COC wise even considering 15% vacancies, but then question is how long it can sustain and where is leads to or there is any good news up in horizon?

Everyone keeps saying that, that the price is low, we didn't question it because the last architect that did a set of blue prints also a custom plan of 2000 Sq ft cost us $2000 and it passed city inspection and we got permits for it built it and sold it, so the $3200 this new architect priced us seemed fair for a 3000 Sq ft.
